BEACHWOOD BEACON Shining The Light For All To See!!!

This web site originated in October 2003 as a much needed alternative for the Beachwood Estates HOA Members to be properly informed about issues. Beachwood Estates Homeowners Association, Inc. is a BUILDER MANDATED community of about 328 single family homes located on the North Point Peninsula.

Five pieces of HOA advice from someone who knows:

1.  Read and know your By-Laws and Covenants BEFORE YOU BUY INTO AN HOA.

2.  If you choose to live in an HOA, be prepared to get involved with board of director elections.

3.  If you choose to run for a position remember this:

"As long as you hold a position in the community rumors may be spread by your opponents."

"The best way to deal with rumors is to live your life so no one will believe them."

."

4.  If you ever find yourself living in an HOA of more than 50 people, and you want to avoid controversy and corruption, change your documents and management company contract.  Don't micro manage the community, and let Baltimore County officials deal with the issues they are charged with.

5.  You should also have the option to completely dissolve your HOA. This may be a good idea if there is too much controversy and no open space/pool to manage.

ENVIRONMENTAL ISSUES:  PROTECT OUR WATER SUPPLY
An excerpt from page 24 of DEPRM'S guide:  "Whether your water comes from a well drilled on your property or from the Baltimore metropolitan water system, what you do in your house and yard has an impact on water quality and quantity. A well is drilled into one of several aquifers, or large pools of ground water, underlying our region. Municipal water is drawn from Baltimore City’s three major reservoirs, which are fed by rivers and streams that are also tributaries to the Chesapeake Bay. . Half of Baltimore County lies within the watersheds of the reservoirs, which are also subwatersheds of the Chesapeake Bay. There are simple things that you can do in your home and yard that will help to protect both local groundwater supplies and regional reservoirs."
Backyard to Bay booklet provides helpful information about improving water quality and protecting the environment. Do you want to know how to protect water quality, reduce pollution, attract desirable wildlife, and protect your streams? Do you want to learn about how you can be a friend to your local streams, the region's drinking water reservoirs and the Chesapeake Bay? "From My Backyard to Our Bay - A Homeowner's Guide to Improving our Environment and Drinking Water" (PDF) is a free booklet that offers homeowners practical advice and an environmental reference guide for more information and assistance. To obtain copies of this information-packed booklet, visit their web site:

Also, Beachwood Estates borders the Back River which flows into the Chesapeake Bay.  If you eat fish caught in Back River you should note the following:
